Applied Digital provides the essential physical infrastructure for demanding computational workloads, while IREN leverages its extensive energy capabilities to transition from conventional crypto mining toward cloud-based solutions. Both companies present distinctive approaches to participating in the physical infrastructure layer of the technology sector transformation.
The case for Applied Digital
Applied Digital designs and operates next-generation digital infrastructure that supports high-performance computing (HPC) and cloud services. The company concentrates on addressing the requirements of artificial intelligence and machine learning clients who demand greater computational capacity than traditional data centers can provide. This strategy relies heavily on several key partnerships, most notably a substantial relationship with CoreWeave, which maintains multiple leases at the company’s Polaris Forge campus. Such customer concentration introduces additional risk to the business, particularly given that one customer accounted for approximately 59% of HPC segment revenue recently.
During its 2026 fiscal year concluded May 31, revenue reached $611.3 million, representing a substantial increase of 183.7% compared to the previous year. Despite this rapid expansion, the company reported a net loss of $250.3 million for the period. This loss decreased as a percentage of revenue relative to prior years, yet the company continues to invest significantly to expand its capacity across North America.

However, the company reported a substantial net loss of $702.6 million for the same fiscal period. This bottom-line result was considerably affected by $638.8 million in non-cash asset impairment charges associated with the transition away from its mining hardware.

Applied Digital confronts notable customer concentration risks, as the loss of a major counterparty would substantially affect its financial performance. The company also requires substantial capital and maintains elevated debt levels to finance data center construction, which is complicated by restrictive debt covenants. Furthermore, its operations are heavily concentrated in North Dakota, rendering it vulnerable to regional regulatory changes and utility permitting delays. Supply chain disruptions for critical cooling and power equipment also threaten project timelines.
IREN recently reported financial instability with a significant net loss, driven by impairments during its transition away from Bitcoin operations. The company remains in an extremely capital-intensive phase, requiring substantial purchases of expensive hardware from suppliers such as NVIDIA and Dell Technologies. It also depends on high-density power connectivity and faces exposure to regional grid constraints in Texas and Australia. Any regulatory interventions affecting large-load energy consumers could impede its ability to operate at full capacity.

Which stock would I buy in 2026?
For investors seeking exposure to the rapidly expanding neocloud sector, Applied Digital and IREN present compelling options. Determining which to invest in represents a challenging decision, as each possesses distinct strengths and weaknesses.
Applied Digital functions as a landlord to companies such as CoreWeave. Its lease agreements provide long-term revenue predictability, while tenants bear the responsibility of outfitting data centers with AI hardware. However, similar to other neoclouds, Applied Digital has accumulated substantial debt to rapidly expand its footprint of available facilities. Its elevated debt-to-equity ratio of 2.9x introduces additional investor risk, particularly within the current uncertain interest rate environment.
While IREN also carries significant debt, its lower debt-to-equity ratio of 1.9x reduces this risk. Its primary strength lies in its vertical integration model. The company owns the land, electrical substations, and hardware for its data centers, minimizing external dependencies and scaling costs. It also utilizes 100% renewable energy, which represents a desirable characteristic among hyperscalers such as Microsoft.
Between these two options, my preference is IREN. Its vertical integration advantages, considerably lower forward P/E ratio, and reduced debt levels provide multiple benefits over Applied Digital. Consequently, I have chosen to invest in IREN stock.
