Debenhams Group Finalises Sublease of Elizabethtown Distribution Centre

Opened in August 2023, the 1.1‑million‑square‑foot distribution centre in Elizabethtown, Pennsylvania, operated for roughly 15 months. ID Logistics’ lease will commence on 1 August.

The group, formerly known as Boohoo Group, ceased operations at the site in November 2024, shifting fulfilment of US orders back to the United Kingdom.

To date, Debenhams Group has invested approximately $124 million (£92.5 million) in the facility, covering rent, operating expenses and capital outlay.

With more than eight years remaining on the original lease, the company would need to spend another $100 million (£74.6 million) to maintain the site, which is now surplus to its requirements.

According to Debenhams Group, addressing liabilities such as the distribution centre is a priority under its shift to an asset‑light model. The sublease alleviates future cash obligations while securing a long‑term occupant for the premises.

The transaction has generated an unaudited non‑cash exceptional credit of about £40 million.

Group lease costs for the current year will be £13 million, decreasing to £8 million in fiscal 2028 and £6 million in 2029 as the benefits of the $9.5 million (£7.1 million) average annual rent income from the sublease take effect.

The £6 million ongoing lease charge will encompass the group’s Sheffield warehouse, its Manchester headquarters and a modest portion of London real‑estate holdings.

Additional lease‑related costs of roughly $20 million (£14.9 million) will be absorbed under the sublease agreement.

Dan Finley, group chief executive, remarked: “This is a significant development. The US distribution centre was a major contributor to the challenges the company has faced. One of my first actions in the role was to close the US DC and the sublease of it mitigates a material future liability. Our turnaround strategy continues at pace.”
