Prospective homebuyers in Hong Kong rushed to secure units from the initial offering of a prominent residential development in the Northern Metropolis, with 44 – exceeding half of the 82 flats available through standard sales – finding buyers by 7:30 p.m. on Sunday, according to real estate agents.
Wheelock Properties’ Park Silicon project in Kwu Tung North also achieved significant success with eight units sold via tender exceeding HK$78.43 million (US$9.99 million), as reported by the developer. These units were part of the 18 available through tender starting Sunday.
This robust initial uptake signals positive momentum for Hong Kong’s property market following a period of reduced home sales in July.
New and existing home transactions in the region declined approximately 42% to 4,462 units compared to June, as disclosed by the Land Registry.
“The recent deceleration in home sales and property launches reflects a healthy, seasonal consolidation within the broader recovery trajectory – a natural adjustment phase during the peak summer holiday travel season, coupled with market participants digesting strong first-half transaction volumes,” explained Derek Chan Hoi-chiu, head of research at Ricacorp Properties.
“Additionally, as property prices recover from previous downturns and steep discounts become less prevalent, buyers are temporarily adopting a cautious, wait-and-see approach to assess heightened price points,” he added.
