Cohabitation, once considered taboo, has become a mainstream relationship choice, influencing dynamics among partners as well as their financial arrangements.
By 2024, an estimated 20.4 million Americans— cited as source (1)—shared a home with an unmarried partner, and research shows that roughly 80 % of marriages formed between 2020 and 2022 began with a period of cohabitation, as noted in source (2).

As a result, many couples now live together without the legal and financial safeguards that marriage or joint ownership provide, prompting important financial discussions that need careful consideration.
Consider Emily and David, a couple of four years who are preparing to move in together. Emily already owns a home and carries a mortgage, setting the stage for a unique living arrangement.
Emily proposes that David join her and split the monthly mortgage, which exceeds $2,100. David, currently paying about $1,200 in rent, sees the split as a way to reduce his housing expense, assuming his portion will be less than his present rent.
David, however, worries that he would be contributing to a property in which he has no legal claim. He questions whether such an arrangement is financially prudent and whether supporting a partner’s mortgage could be excessively risky.
The landlord-tenant perspective
From a legal perspective, Emily’s home remains solely hers; unless David’s name appears on the deed, most states grant him no ownership rights. Consequently, his contributions go toward her mortgage and equity without any corresponding benefit.
Should Emily later sell the property at a profit, David would not share in those gains despite having helped reduce the mortgage balance.
Conversely, David avoids many ownership risks. If the house requires expensive repairs, incurs liability from an injury, or depreciates in value, those financial burdens stay with Emily.
In essence, the setup mirrors a classic landlord‑tenant relationship; David is effectively paying rent, but to a partner rather than a traditional property owner.
Story Continues
As Sarah Asebedo—a certified financial planner and professor at Texas Tech University—explained in an interview with Moneywise, “Asebedo noted, “From his perspective it’s just rent; whether he truly feels he owns something is the real issue, because legally he owns nothing.””
Asebedo stresses that as long as David recognizes he holds no ownership stake and treats his payments as rent, the arrangement carries limited financial risk. Clear communication about ownership, the purpose of the payments, and the absence of property rights is essential for both partners.
Asebedo concludes, “Don’t let money be the rationale for a major relational step. While it’s difficult to separate the two, strive for an open, honest dialogue about where you both stand and what you’re ready to commit to.”

Financially, David’s contribution can lower his housing costs, yet Asebedo cautions that money alone should not dictate the decision to co‑habit.
Asebedo advises, “Take a hard look at the relationship itself—is this the right step for you two, regardless of the monetary impact?”
If the primary motivation for moving in is cost savings—Emily reducing her mortgage burden and David cutting his rent—then the decision may be driven by the wrong factors and could sow discord.
