Commercial Property Executive reported that J.P. Morgan Asset Management closed its inaugural US net lease fund with $1.1 billion in total commitments, exceeding the original $500 million target by more than twofold. The fundraise follows the firm’s acquisition of Trio Investment Group in 2023.
The raise comes as net lease transaction activity continues to recover from its 2023 slowdown. Marcus & Millichap reported that single-tenant retail transaction counts rose 9.6% through mid-2026, while dollar volume increased 9.9%. The year ended June was also the second-most active period on record by dollar volume.
Global Capital Backs the Platform
J.P. Morgan Net Lease Real Estate Fund II drew commitments from institutional and private wealth investors across the US, Asia-Pacific, and the Middle East. Pension, endowment, and insurance institutions anchored the raise, with more than half of the participants being new investors to J.P. Morgan Asset Management Real Estate Americas. The Los Angeles County Employees Retirement Association committed $200 million, according to Institutional Real Estate Inc.
The fund also builds on Trio Net Lease Fund I, which preceded J.P. Morgan’s acquisition of the specialist net lease manager. Trio specialized in institutional sale-leaseback properties before the acquisition in 2023. Chad Tredway founded Trio after an earlier career at J.P. Morgan from 2008 to 2021 and later returned as head of Real Estate Americas before becoming global head of real estate.
That institutional backing sits alongside strong private investor demand elsewhere in the net lease market. Marcus & Millichap found private investors represented 73% of single-tenant retail dollar volume through June 2026, with their dollar volume increasing a combined 37% in a little over two years, showing that demand extends beyond large institutions.

The strategy focuses on single-tenant properties with long-term, triple-net leases, targeting supply chain-critical industrial buildings and industrial outdoor storage assets across the US. J.P. Morgan is positioning the vehicle around manufacturing growth, onshoring, and private-credit demand that is supporting sale-leaseback activity.
The fund already has an active acquisition pipeline across property types and strategic logistics markets. J.P. Morgan also said the platform can draw on the firm’s corporate and banking relationships as it sources opportunities, a network that could become more important as competition increases across net lease investment markets.
Marcus & Millichap’s 3Q 2026 report also shows how strongly investors are valuing lease duration. Retail assets with more than 15 years remaining averaged a 5.9% cap rate. Properties with five to 15 years averaged 6.7%, while those with less than five years averaged 7.4%.
Industrial and IOS Drive the Mandate
The focus extends work already underway with Zenith Industrial Outdoor Storage. In February, J.P. Morgan-advised institutional investors and Zenith refinanced a 14-property IOS portfolio with a $130 million senior secured credit facility from KeyBank. The assets covered about 130 usable acres across the US, with roughly 70% located in high-growth Southeast markets.
The partners had previously formed a $700 million joint venture focused exclusively on IOS properties after a similar transaction in February 2022. The new fund extends J.P. Morgan’s industrial net lease strategy within a dedicated investment vehicle. The geographic mix included properties in the Mountain, Midwest, and West Coast regions, showing the platform was already operating nationally before the new fund closed.
Broader net lease trading is strengthening at the same time. Marcus & Millichap said single-tenant retail transaction counts were 64% above the 2014–2019 annual average through mid-2026. Transaction counts also exceeded the previous 2021 peak by 1.7%, signaling historically high liquidity across another major net lease segment.

Why It Matters
The $1.1 billion close gives J.P. Morgan substantially more capital than initially sought for the strategy and brings a large group of first-time investors into the firm’s Real Estate Americas platform. Chad Tredway said net lease remains a focus because of continued growth, investor appetite, and durable long-term income.
The broader market data supports that view. Marcus & Millichap said individual single-tenant retail investment sales rose 13% YoY by dollar volume in 2Q 2026. That strength helped offset weaker portfolio activity, which fell 13% YoY during the same quarter and declined 16% on a trailing 12-month basis.
Investors are also differentiating more sharply by tenant quality. Mean cap rates for mid- and lower-tier tenants increased 40 basis points since 2024, compared with 20 basis points for top-tier tenants. That widening gap reinforces the value of durable tenants, long leases, and stable cash flows within net lease strategies.
What’s Next
J.P. Morgan said the fund has an active acquisition pipeline across strategic logistics markets and property types. The firm therefore enters the deployment phase with more than twice its initial fundraising target. Its existing IOS partnership with Zenith also provides a recent operating template, including refinancing and portfolio-scale investment activity.
The next phase will center on converting that pipeline into single-tenant acquisitions that fit the fund’s long-term net lease mandate. Market conditions may also support greater activity, as Marcus & Millichap said investors who had been waiting for lower rates are increasingly returning as they adjust to the current pricing environment.
The average single-tenant retail cap rate stood 210 basis points above the 10-year Treasury in June. Marcus & Millichap also highlighted long leases and built-in rent escalators as attractive during continued inflation uncertainty. Those features closely align with the durable-income characteristics J.P. Morgan is targeting through the new fund.
